What Hyperscaler Co-Development Means at Island Roadhouse
For hyperscalers and large cloud providers, traditional retail colocation is often too constrained, and acquiring, entitling and building a greenfield site is too slow.
Our co-development model is designed to sit in the middle.
In practical terms, that means:
• Dedicated data hall footprints – We work with you on right-sized, dedicated hall or building shells rather than single-rack deployments.
• Shared site, custom zones – Power, cooling and fiber are planned at campus scale, with the flexibility to carve out custom zones and envelopes for specific regions or programs.
• Joint planning, clear ownership – We collaborate on capacity roadmaps, but keep ownership boundaries and responsibilities clear so the operational model is predictable.
• Sustainable by default – The campus is engineered around low-carbon power, dry-cooling and efficient warm-water loops so future AI and GPU growth does not come at the expense of sustainability targets.
